Citizens and legal entities from United Kingdom were able to acquire real estate in Croatia under the same regulations as any other EU nationalities until February 1, 2020.
In the transitional period, from February 1 (the day when UK left EU) until December 31, same rules applied – they could buy property in Croatia (except for agriculture land and real estate in protected areas) without any particular approvals.
However, as of January 1, 2021, UK citizens can no longer acquire real estate in Croatia under the regulations valid for EU citizens. It is expected that the matter of property acquisition will be regulated in the near future by bilateral agreement based on purchase reciprocity (the same way it was before Croatia joined EU).
Reciprocity basis assumes that the buyer would need a consent from Croatian Ministry of Justice as a prerequisite for the registration of ownership in the land registry.
