Citizens of Swiss Confederation (Switzerland) do not need an approval from Croatian Ministry of Justice anymore, as a prerequisite for the registration of ownership with the land registry.
In other words, they can acquire real estate in Croatia within the building zones under the same rules as EU citizens. However, when submitting the preposition for deed registration at the land registry, they need to present a proof of temporary residence.
This greatly cuts the process of purchase and ownership registration to all private buyers. However, the basis of reciprocity still remains (temporary reisidence required), because Croats cannot buy real estate in Switzerland without having Swiss residence.
